Avocet Cottage Terms & Conditions

Booking

Please read our booking terms and conditions carefully before booking, as these booking conditions shall be deemed to have been accepted by you when you have paid a deposit or total for a property. Your holiday booking will be considered provisional until a completed booking form is received, together with a non-refundable deposit of one third per week or part-week and a booking confirmation is received from us. The full balance of the total holiday cost will be payable not later than eight weeks before the holiday begins. Please note that non-payment of the balance by the due date may result in losing your booking and deposit. For bookings made for a holiday less than eight weeks away, full payment must be made at the time of booking. Approximately 10 days before your holiday we will send directions to the cottage and instructions for obtaining the key. The owner reserves the right to refuse or cancel any booking, and regretfully bookings will not be accepted from persons under the age of 18

Cancellation

If you wish to cancel a confirmed booking, please do so in writing (email is fine) immediately. For any cancellation before or after the arrival date, not only will the deposit be forfeited but also the balance of the holiday will be payable by the hirer. If the property can be re-let then an appropriate refund will be made, but the deposit is always non-refundable. We will endeavour to re-let the cottage.

We strongly recommend that you take out a holiday insurance cover in case you are unable to come for any reason, and to cover your personnel possessions, etc.

Pets

We welcome a maximum of two well-behaved dogs (£30 per dog per week or part-week). Dogs are not allowed upstairs, on beds or chairs and must never be left unattended anywhere in the cottage or garden. Holidaymakers are liable for any damage caused by pets and are asked to please remove all evidence of their pets from the house and garden before departure. The garden is secure to the best of our knowledge but the safety of any animal is the responsibility of the pet’s owner

Your Stay

The property is available from 3pm on the arrival date and is to be vacated by 10am on the departure date. Smoking of tobacco in any form or E-cigarettes is not permitted in any part of the property. The holidaymaker is responsible for the property and is expected to take good care of it. During your stay, there may be occasions when the owner and/or its agents need to enter the property to carry out inspections or minor repairs. On such occasions, reasonable notice will be given, except in an emergency when immediate access must be granted. Except where expressly permitted in writing by the owner, occupation must be limited to a maximum of four people. No caravans or campervans, or tents are allowed. Holidaymakers must not use the property or allow its use for any dangerous, offensive, noisy, illegal or immoral activities or do any act that may be a nuisance or annoyance to the owner or to any neighbours. All equipment, utensils etc must be left clean and the property left clean and tidy at the end of the hire period. All damage and breakages should be reported prior to departure, and the holidaymaker will be charged for the cost of repairs and/or replacements. However, minor damage or breakage will not normally be charged

Refuse Collection

It is the guest’s responsibility to make sure the correct rubbish bins (black, green) are moved to the correct location ready for collection. Please be advised that Black and Green bins are collected by the local authority on an alternate fortnightly basis on a Tuesday, usually early

Complaints Procedure

In the unlikely event of a problem, all complaints must be received before the end of the holiday rental to enable any issues to be resolved. Please note that no correspondence can be entered into concerning complaints made upon departure or after your return home

Force Majeure

If, as a result of unavoidable or extraordinary circumstances, meaning an event beyond our control, the consequences which could not have been avoided even if all reasonable measures had been taken, we are forced to change or cancel a reservation, we will be unable to make any refunds, pay compensation or meet any costs or expenses you occur. We will seek to make you aware as soon as is practically possible. This supersedes the Booking Alteration clause

Liability

We accept no responsibility for any damage, injury or illness caused by use of the accommodation and any amenities and such use is at the Hirer’s own risk. The details and prices may be subject to change. The information given and on our website is believed to be correct and true at the time of going to press. We cannot be held responsible for (and cannot accept liability for) issues outside their reasonable control such as breakdown of domestic appliances, plumbing, electrical problems, structural repairs, non-working Wi-fi, poor TV reception, invasion of pests, infestations or damage caused by exceptional weather conditions, or by noise and disturbance resulting from nearby building works, noisy neighbours or local events

We are committed to protecting and respecting your privacy. This statement outlines our practices in relation to information about yourself, which you submit to us in order to enquire about and book a stay at Avocet Cottage, and use the avocetcottage.com website. Whilst we strive to protect users’ personal information with secure forms and encryption, no data transmission over the Internet can be guaranteed to be totally secure and we cannot ensure or warrant the security of any information it may process as part of the site.

To operate our website it is essential to collect and process some data, such as:

 Information regarding your visits to our website (see below notes on Google Analytics)

 Forms filled out on our website allow us to collect information provided by you

 Data collected from communications from you (e.g. via email)

 When booking a stay at Avocet Cottage we obtain the relevant data necessary to process your order and provide the agreed services

 To provide agreed services including but not limited to information about the cottage and your stay, payment requests and confirmations

 To very occasionally provide news, information and availability updates about the cottage

We do not share your personal information with any third party (including advertisers). The information collected via email exchange or on our website is with your active participation and consent. Otherwise, personal data held by us is stored on secure computers in our offices

Cookies

This website uses cookies to provide basic functionality during your visit. Cookies are small files saved to the user’s computer hard drive that track, save and store information about the user’s interactions and usage of the website. This allows the website, through its server to provide the users with a tailored experience within this website. It is possible that small amounts of data may be left on your computer / device after you have visited our site. Such data is inactive and can be deleted, if required. All computers can block cookies by activating certain browser settings but please note that if you decide to decline or disable cookies you may experience more limited access to certain parts of the site. We make no use of advertisers on our site so have no need to enable the collection of any data to support them.
